There is a Market Update for every area of the Greater Austin Area which includes Austin Proper, Travis County, Williamson County, Hays County, Bastrop County and Caldwell County. This Market Update is for April 2022 and for the Austin-Round Rock MSA (Metropolitan Statistical AREA). April Residential Home Sales decreased across the Austin Round Rock MSA for the second month in a row according to ABOR April 2022 Central Texas Housing Market Report. Residential Home Sales: In April 2022 Residential Home Sales Declined 6.2% YOY to 3280 closed sales as the median price rose 19.6% to a new record of $550,000. Last months Median Sales Price was $521,000 Sales Dollar Volume grew by 11.6% to $2, 231, 215, 686 New Listings: New Listings Dipped to .2% to 4653 Listings and homes spent an average of 18 days on the market, unchanged from that of last year this time. Active Listings jumped 52.5% to 2763 listings causing housing inventory to increase .3 months to .8 months of inventory Pending Sales Declined 5.6% to 3630 listings and listings spent an average of 21 days on the market, six fewer days than March 2021. In the video I also talk about other variables like employment trends, population trends and mortgage rates. Mortgage rates affect the buyers behavior and their purchasing power which affects their behavior.
