Out in The Field Walking Raw Land to Sell in Travis County

I also go out in the field to walk raw land when sellers are ready to sell their land. I have sold Raw Land for Sellers and before I do that I make it a point to walk the land before putting it into the Multiple Listing Service. I check to make sure there is water available at the street if not then I want to know what is their water source. I also ask if their is electricity available, is their a septic tank available or is it city sewer. In addition to this I also want to know if there is a survey available and if so when was it last completed. Lastly, I want to know if there is a right of way available. A right of way is for ingress and egress on land and is very important to both the purchaser and the seller. If the deed restrictions are available then that would be ideal because that will help me in the selling process, it will help me write a description and find its Highest and Best use to help assist the buyer in knowing what the land could be used for.
