The Austin Area needs more inventory across all price points and all types of homes that includes condos, townhomes and single family homes. Inventory: However we did have an increase in March 2022 from that of March 2021 Residential Home Sales: In March 2022 Residential Home Sales Declined 5.9% YOY to 3302 closed sales as the median price rose 22.6% to a new record of $521,100. Sales Dollar Volume grew by 10.3% to $2,130,213,961 New Listings: New Listings Dipped to 1.2% to 4150.00 Active Listings jumped 46.1% to 1731 listings causing housing inventory to increase .2 months to .5 months of inventory Pending Sales Fell 11.1% to 3597 listings and listings spent an average of 21 days on the market, six fewer days than March 2021. Notes: There are also 146 people moving into Austin Per Day according to our demographer from the city of Austin and that is causing people to move out to Bastrop and Caldwell County because there are strong growth patterns in those two areas.
